Privacy Policy

Abide Homes KC (“Abide”, “we”, “us”) operates an off-market investment property marketplace serving Kansas City. This policy explains what information we collect when you use abidehomeskc.com (the “Service”), how we use it, and who we share it with.

• Account information. When you sign up we collect your name, email address, and phone number. We use Clerk (clerk.com) to manage your account and authenticate sign-ins.
• Marketing preferences. Your choice to receive marketing emails and SMS messages, the times you opt in or out, and your consent under the Telephone Consumer Protection Act (TCPA) for autodialed marketing texts.
• Activity on the Service. Pages you view, showings you RSVP to, and properties you express interest in. We use this to surface relevant inventory and to operate the marketplace.
• Technical information. Browser type, device type, approximate IP location, and crash diagnostics. We use Sentry (sentry.io) to collect crash reports so we can fix bugs.

• To create and manage your buyer account.
• To send you the marketing emails and SMS messages you opted into, including new property alerts and showing reminders.
• To respond to your inquiries, schedule property showings, and coordinate offers with our disposition team.
• To operate, maintain, and improve the Service.
• To comply with applicable law and respond to lawful requests.

We share your information only with the third parties we need to operate the Service:

• Clerk — authentication and account management.
• SendGrid (Twilio) — sending marketing emails you opted into.
• SimpleTexting — sending marketing SMS messages you opted into.
• Podio (Citrix) — internal customer relationship management used by our disposition team to coordinate showings and offers.
• Sentry — application performance and crash monitoring.
• Vercel — hosting and infrastructure.
• Neon — managed PostgreSQL database hosting.

We do not sell your personal information. We do not share your information with advertising networks.

You can unsubscribe from marketing emails at any time using the unsubscribe link in any message we send you, or by toggling email off on your preferences page.

You can stop marketing SMS by replying STOP to any text message, or by toggling SMS off on your preferences page. Standard message and data rates may apply.

Even if you opt out of marketing, we may still send you transactional messages related to your account or showings you’ve requested.

You can request a copy of the information we hold about you, correct inaccurate information, or ask us to delete your account and associated data by emailing hello@abidehomeskc.com.

We retain account information for as long as your account is active, plus a reasonable period afterward to comply with legal obligations and resolve disputes. TCPA consent records are retained for at least four years from the last contact, as required by federal regulation.

The Service is intended for real estate investors aged 18 and older. We do not knowingly collect information from anyone under 18.

We use industry-standard safeguards including TLS encryption in transit, encryption at rest where supported by our providers, and access controls on our infrastructure. No system is perfectly secure; we cannot guarantee absolute security.

We may update this Privacy Policy from time to time. When we do, we’ll update the “Effective” date at the top and, for material changes, notify active users by email.
